Frequently asked questions

Answers to the questions buyers and sellers in Mallorca ask us most often.

For buyers – purchasing property in Mallorca

How do I find the right property for my needs?

We first get to know you in a personal conversation and define your wishes and budget together. We then present hand-picked, vetted properties that match your criteria exactly – preferably in the south-west of the island (Santa Ponsa, Port Adriano, Son Vida, Bendinat, Camp de Mar).

How does the buying process work with SGI Mallorca?

We accompany you from the first enquiry to the signing at the notary. This includes applying for your N.I.E. number, help with opening a bank account, coordinating with the notary and lawyer, and translating all relevant documents – so you are on the safe side legally and organisationally at every stage.

What costs should I expect when buying?

On top of the purchase price come taxes and fees – usually around 10–12 % of the price. These include property transfer tax, notary and land registry fees and any legal fees. We explain every item transparently before the contract is signed.

Do you also help with renovations or new builds?

Yes. Our building team with German-speaking architects supports you with renovation, extension or new construction – from planning and permits to completion. That spares you coordination problems with local authorities and builders.

What makes SGI Mallorca different from other agents?

With more than 44 years of experience and a recommendation rate above 95 %, we are one of the most established agencies in Spain and Mallorca. We work discreetly, honestly and personally – focusing on quality and lasting advice rather than volume.

For sellers – selling property in Mallorca

How does selling work with SGI Mallorca?

We start with a sound valuation, produce a professional exposé and place your property specifically within our network of buyers, investors and partner agencies. You receive regular updates, from the first enquiry to the final signature.

How do you determine the value of my property?

Our valuation is based on market analysis, location, condition and comparable properties in south-west Mallorca. Thanks to decades of experience we know the real selling prices – not just asking prices – and can assess the optimum market value realistically.

Which documents are needed for the sale?

We help you gather all documents: the escritura (title deed), land registry extract, energy certificate, certificate of habitability (cédula de habitabilidad) and property tax receipts (IBI). Anything missing we obtain quickly through our partner offices.

How long does it take to sell my property?

That depends on location, pricing and demand. In south-west Mallorca our network and targeted marketing usually generate strong demand, so sales are generally completed within a few months.

Which marketing services do you offer?

We work with professional property photography, virtual tours and international online marketing, and cooperate with leading portals and agencies in Mallorca, Germany and Switzerland. Your property is presented only to qualified buyers – discreetly, professionally and without wasted reach.
